An Upper West Side townhouse in Manhattan asking a record-breaking $85 million has gone into contract. If it sold at that price, it would be New York City’s most expensive townhouse sale this year, exceeding a $70 million sale in the West Village a few weeks ago. It was the priciest deal among 32 contracts signed last week for Manhattan homes priced at $4 million or more, according to a weekly report from Olshan Realty released Monday. That’s three more than the prior week despite Memorial Day cutting the work week short. “The 10-year, post-Memorial Day week average is 25 contracts,” the report stated. The Upper West Side residence, a combination of two separate townhouses that now spans nearly 20,000 square feet, had been on the market since 2024, but the sellers stayed firm on the asking price. The megamansion features eight levels, a 55-foot indoor pool, a grand reception room and a 2,000-square-foot primary suite. The seller purchased the two neighboring townhouses on West 69th Street for $24.5 million in 2012 and combined them into today’s 41.5-foot-wide megaresidence. The $70 million sale in the West Village was also a double-wide townhouse that was transformed more recently by late architect Robert A.M. Stern. The second most expensive deal last week was for a triplex maisonette asking $21.5 million at 150 Charles Street that came to market just last month. The Charles Street development in the West Village is also where a $60 million duplex sold last year in what was then a record deal for downtown Manhattan. The triplex maisonette spans 5,612 square feet with four bedrooms, an internal elevator and a private terrace. In all, last week’s deals totaled $321.9 million in asking price, with a median ask of $6.4 million, compared to $5.98 million and $5.5 million in the previous two weeks.
